江锦湾项目位于武汉市青山区,距离长江仅100米之隔,属于一线临江项目。项目包括高层商务办公楼、多层商业楼、以及高层住宅组团。项目总占地面积5.1万平方米,总建筑面积约25万平方米。
作为滨江商务区的首开项目,本项目旨在突破固有的传统设计思路,不仅设计一个传统的综合小区,而是以滨江商务区为战略高度,设计一种生活方式、一个公共社交场所,从而为周边地区提供一个新的趣味中心,能有效地激发区域活力,带动区域发展。充分利用地势现有高差,将住宅区地下室顶板上抬,不仅形成了人车分流的高品质住区,而且营造了动态多变的立体空间环境。在临江商业区充分发掘景观资源,设置近120米的沿江观景休闲平台,为市民提供了城市公共空间。在住宅区的沿街商业设计中,基地周边现存很多种类繁多的零售商业,虽无统一管理,但仍然比较繁华。我们决定继续保持这种小商业独特的空间特质和包容性,为小尺度的商业提供容身之所,因此摒弃了传统的沿住宅底部笔直设置沿街商业的常规做法,穿插连接各种创意设计场所,如贯通形二层连廊、凹形入口广场、弧形商业墙面、局部突出装饰构架等,形成了一个活跃的、有着宜人小尺度的商业街区,与北侧沿江商业相得益彰。
Located in Qingshan District of Wuhan, Jiangjin Bay Project is only 100m from the coast of Yangtze River. The project comprises high business office buildings, multi-story business buildings and high residence buildings. The total site area of it is 51,000m2 and the total building area is 250,000m2.
As the first project launched in Binjiang Business Area, Dongjiang Bay Residence Project of Tianjin Binhai New Area breaks the normal procedure in the aspect of design. Designers are devoted to creating not only a traditional comprehensive community, but a life style as well as a public social lot with Binjin Business Area as the role model. As a result, it will be a new recreational center for citizens living around the area and will encourage vigor and development of the region. Since there are height differences for difference terrains, ceilings of basements could be lifted up to expand the space, which not only separates cars from the ground area of residence, but also create a dynamic space environment. Landscape resources are fully exploited in Linjiang Business Area. For example, a panoramic platform of about 120m is established to provide citizens with public space. We have found upon field trip that there are various types of retailers around the foundation of the project where prosperity could be witness despite lack of unified management. In consequence, in the original design for business lots along the street, we have decided to keep the space feature and containment on the street so as to make a room for small-sized business lots. Therefore, the regular concept of business lots set up on the bottom of residence buildings are abandoned and instead, various innovative business retailers are established on lots such as corridors connecting two buildings, square entrances of concave shape, arch-shaped walls and partly-intruding decorative fame-work. As a result, a vigorous business block with proper small size will emerge to well complement the business street in the north that is alongside the river and receive the compliment from the latter as well.
