In the Clinton neighborhood of Manhattan‘s West Side, Fox & Fowle Architects has designed a new assemblage of buildings that accommodate residential, cultural, and commercial uses. The concept for the multi-block parcel resulted from a desire to enhance the existing city fabric and create compelling public space. Through carefully scaled massing and the material palette, the buildings are rooted in the Clinton neighborhood. The approach involved keeping the east side of the parcel low-scale to respond to the five-story street wall of Tenth Avenue. High-rise elements were pushed to the west. A network of urban green space is the connective tissue that links the various elements of the project together as well as tying the project into the greater context.
Beginning in the project‘s competition stage, the design team looked for ways to enhance
the synergy of uses through public space, seeking opportunities for the theaters and retail areas to energize and support the residential uses and vice versa. The design features a tent-like covered piazza, which was envisioned as a kind of "mixing bowl" serving many uses. As the project advanced, this idea transformed into a network of pedestrian passages, culminating in a central green space. The passages are activated by patrons of the theaters and retail spaces, apartment building and loft residents, in addition to those using the central green as a destination. The green incorporates a sloped grassy area for relaxing and outdoor performances.
A horizontal layering of function was deemed most effective; public space, theaters, and retail are near or at street level and the residential
elements are above. The two 300-unit apartment towers rise above a base inhabited by two separate theater companies, the Ensemble Studio Theater and the Intar Hispanic American Arts Center. Three stories of loft-like apartments are located immediately above these performance spaces. The residential towers are planned to be 24 stories high. Apartments on the upper floors overlook the public open space and take advantage of views to the river and of the midtown Manhattan skyline. Contrasting materials and harmonious geometries give the pair of towers a sense of speaking to each other, while remaining discrete structures with a common language.
