When LandDesign, a national land planning and civil engineering firm, had outgrown its existing location in Charlotte, the firm decided they wanted to relocate within the (lenter (it in a building that reflected the more urban nature of their current practice and in a location and environment that would be appealing to both their staff and clients. The firm decided upon an urban infill site, part of the Charlotte Cotton Mills, a project they master planned. The Charlotte Cotton Mills project occupies a lull citv block in an old industrial district, lout blocks from The Square, the center of uptown Charlotte.
The LandDesign headquarters is the first completed component ol that mixed-use project that will include the renovation and reuse of the building, the city‘s first cotton mill, dating back to the late 1880s, and a new multi-family residential component and parking deck.
located at the northeast corner of the block, the four-story LandDesign building incorporates the two street facades of Charlotte‘s original Coca-Cola bottling plant that dates from the early 1900s. The facades ate all that remain of the original structure, which collapsed several vears ago. The shift in the building‘s plan axis is derived from the original facade aligning with the site‘s north-south street and the new facade primarilv aligning with its east-west street.
In plan, the building utilizes the existing brick firewall shared with the neighboring historic four-story building as part of a circulation gallerv onto which the building‘s cote functions open. This gallery is used as exhibition space for firm projects. Beyond the core is the column-free expanse of the major studio spaces. These studio spaces receive natural light from large north-facing operable windows. Meeting and gathering spaces are located primarily along the building‘s east facade with large windows facing the city‘s skyline and with access to a third floor terrace created by the juxtaposition of the original facade with the new facade. The headquarters are designed with a public lobby and conference center on the first floor, with the remainder of the floor available for street level retail use.
Interior finishes in the LandDesign studio include stained concrete floors, exposed brick walls, wood windows, and exposed structure and mechanical svstems at the ceiling level; all to be compatible with the nearby renovated historic manufacturing spaces. As a visual counterpoint, studio workstations and reception desks are finished in light maple veneer. Lighting levels are designed around task lighting, focused on work surfaces and accent lighting.
