1200 K Street is designed as a contextual response to related K Street buildings, most directly to the early and mid-20th century commercial buildings across the street and the neighboring 19th century-Franklin School.
The decorative facades are intended to provide a maximum of fenestration, yet remain substantial and monumental. The design is articulated horizontally in a classical five-part scheme of bays and niches which are further divided vertically into base, middle and attic stories topped by a terraced roofscape.
Oehrlein and Associates was the historic preservation architect for the restoration of the Franklin School building.
